Bio

Jake Schulman is an attorney in DarrowEverett’s Commercial Real Estate, Banking & Finance, and Corporate & Business Transactions, and Construction Practice Groups. His practice focuses on commercial real estate transactions, real estate development, leasing, and finance, as well as a wide range of business and corporate matters. Jake represents developers, investors, lenders, and property owners in acquisitions, dispositions, financing transactions, and leasing matters, guiding clients through all phases of the transaction process from due diligence and contract negotiation through closing. 

Jake began his legal career as a litigator, handling complex commercial disputes involving real estate, business torts, construction matters, and landlord-tenant issues. This litigation foundation provides him with valuable insight when structuring and negotiating transactional documents, allowing him to anticipate potential disputes and proactively mitigate risk for clients. 

Prior Experience

Before joining DarrowEverett, Jake practiced at several South Florida law firms where he advised clients on commercial real estate transactions, business matters, and financing arrangements. His experience includes representing buyers, sellers, lenders, landlords, and tenants in connection with property acquisitions, development projects, commercial leasing, and loan transactions. 

Earlier in his career, Jake practiced commercial litigation, managing matters involving fraud claims, construction disputes, landlord-tenant litigation, employment issues, and bankruptcy-related proceedings.

Representative Matters

Representative Matters

  • Represented a real estate investor in connection with a complex Section 1031 exchange involving the $16 million sale of a commercial asset and the reinvestment of proceeds into the acquisition of a 14-property portfolio located throughout Florida with an aggregate value of approximately $80 million. The representation included coordination with the qualified intermediary, negotiation of acquisition documents, and management of due diligence, title, and closing for multiple properties. (2024) 
  • Represented the buyer in the $7.5 million acquisition of a stabilized retail strip center in South Florida, including negotiation of the purchase agreement, review of leases and property financials, and coordination of acquisition financing and closing. (2025) 
  • Represented automotive service and membership-based business operators in multiple commercial real estate transactions throughout South Florida, including acquisitions, dispositions, and refinancing of properties utilized for automotive service facilities, storage operations, and membership-based businesses. The representation included negotiation of purchase and sale agreements, due diligence review, title and survey analysis, and closing coordination. (2024–2025) 
  • Represented a developer in structuring and closing an $8 million construction loan for the ground-up development of a mixed-use commercial property, including negotiation of loan documents, coordination with lenders and title companies, and management of closing deliverables. (2025) 
  • Represented a local developer in connection with a $6 million syndicated construction loan used to finance the development of a multifamily project in Palm Beach County, including review and negotiation of loan documentation and coordination of closing requirements among multiple lenders. (2024)
